Project Location: 76 Ocean Parade, Burleigh Heads
Project Size: 457 ㎡
Project Value: $300,000
When the original builder of this exquisite home fell into liquidation, an insurance company called upon ARC Projects to finish the property. ARC Projects procured the building and did exactly what was required, finishing the project and enhancing the already completed work to achieve a record property value in the area.
When we were handed the project, the work that had already been completed was not up to a standard that our team were happy with. We went through and did specialist tracking on all the electrical, plumbing and termite damage throughout the property. Before moving forward and progressing with getting the house finished, the team went backwards, redoing a lot of the work that had been completed by the previous builders.
ARC Projects worked closely alongside an interstate developer which meant communication was vital in delivering this project. When our team procured the project, one of the main issues was the third level deck and it’s lack of structural stability. It was cantilevered through the houses structure and did not meet building codes, requiring the team to modify the decking from timber to tile and upgrade some of the structural members to support it. Had they not found an alternative solution, the house would have had to have been pulled apart in order to fix the deck.
Due to the nature of the project and being a BoysTown prize home, there were a number of parties involved in the process. ARC Projects worked closely with the insurance company, building consultants, loss adjusters and the interstate developer to get the project completed. It was rewarding to see that the work completed, helped to achieve a record house price for the street.
